An individual freehold plot of land in Llangennech, arranged over sloping, overgrown levels, with the remains of a small stone cottage and views over the surrounding area.

• Sloping site arranged over different levels
• Remains of a small stone cottage on part of the plot
• Higher-level garden area accessible by steps
• Associated parking space across the lane
• No known connected utility services
• Previously treated for Japanese knotweed under a five-year insurance-backed arrangement; reported regrowth may be present
• Uneven ground and a steep drop near a neighbouring property
• Freehold tenure

The plot offers a distinctive land purchase in Llangennech. The seller advises that Japanese knotweed was professionally treated, but prospective purchasers should investigate its current status and make their own checks regarding boundaries, access, services, site history and any future use or development potential. Care is advised when viewing due to the uneven terrain and steep drop.
